The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. It can cause drafts if damaged or is loose. Begin by identifying the window's brand and the glass manufacturer's date (etched on the glass's corner or the aluminum spacers between panes). Then, take the sash off and mark its width and height, so you can find new weather stripping that matches.

Then, you can remove the sash from its holder, and place it on an even surface that allows you to access all four sides. If the sash is double-hung, remove the weights using their ropes that should have fallen into the pocket inside the jamb lining. To replace sash cords, the first step is to remove the access panels from the jambs. These are usually screwed or nailed into and need to be removed. It may be possible to remove them with the hammer or chisel but it is always best to lay out dust sheets before starting any work.

After the access panel has been removed, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with a chisel or flat bar. They are typically wedged into or nailed in, but they can be prised free which is why it's worth your time. If the sash remains in place, pry out the mortise and the tenon joints by using pin punch and hammer or screwdriver, then remove the wood pegs attached to the components. The sash should be able to move around freely now, however it may require some lubrication to make it feel less stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot in the bottom. Cut the chain or cord and fix it as described in the previous step. You can use nail, hammer or screws. However nails are less likely than screws to cause damage.

It's best to leave the weights that came with the original counterbalance unless you have purchased a kit that will replace the counterbalance that was previously installed. It's cheap to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash unlocked. Depending on the size of your window one or two sashweights may be needed to keep the sash in an open position.
